Oh my, just when River Towne has trended towards older residents - here comes another student invasion. Only Urbanists will be deluded into thinking these kids won't drive. Can you say gridlock at the one lane RR underpass.

Consider the scale of residential expansion mentioned in this article and the News Sentinel. How is there so much demand for on campus housing with all the off campus developments?

This is a side effect of real estate investors descending on Knoxville. Both at the macro scale buying apartment complexes and at the micro scale with the wholesaler/flipper industrial complex(cult). This is the cause of 30% rent hikes that could make on campus housing more attractive.

And who winds up paying? Renters, of course but taxpayers as well. State tax payers pay for these dorms and city tax payers will be asked to pay for more affordable housing developments. Do these developments even address the needs for middle income renters? - a need that was met in the private sector before rents skyrocketed.

Also, seems like investors like student housing because 3x to 4x rent per square foot for substandard fit and finish paid for by rich parents.
