It was announced today (in the Knoxville News Sentinel) the Cityview at Riverwalk condos will break ground in April, 2006 and be completed in the Summer of 2007. Isn't that amazing? 122 residences built in just over the amount of time it takes to build a single-family home.

I saw these condos advertised on Realtor.com several weeks ago. One example is a 2 bedroom, 2 bath, 1,335 square foot condo for $304,900. $228 per square foot, not bad I suppose, I have never really priced condos, here or anywhere.

However, if I were inclined to live in a condo and had the money, or willing to spend it, I might choose a condo at The Gazebo At Waterford Cove, also in South Knoxville. The "cove" is formerly known as Maxeys Boat Dock whereas the Cityview at Riverwalk is formerly known as "the glove factory". I do love marketing. One example at The Gazebo is a 3 bedroom, 3 bath, 3,643 square foot condo for $699,500. $192 per square foot. 

I believe the developers of The Gazebo only paid $2 million for the land in 2003. I do wish I had the forsight and friends/contacts to get together and buy this type of land.  I believe I would have put single family homes instead of condos and still come out ahead. Woe is me.

Someone needs to kick your

Someone needs to kick your ass for using the phrase "price point." At least you're not throwing around bizarrely inappropriate usages of the word "quality," or talking about vertical solutions in horizontal silos, but still. One slip of the tongue in the wrong place, man, and you'll be blackballed from the ivory tower forever. Watch yourself.

Why isn't anyone protesting

Why isn't anyone protesting the awful architecture and grossly out-of-scale design on this project? These buildings look like cheap student apartments ripped from Fort Sanders... and now they we be towering over the South Knoxville river side for decades. This city deserves better architecture, and this definitely is NOT it.

Condos

Why don't you ask Joe Hultquist why he didn't bother notifying the neighbors or anyone else when this came before plans review. It's not like a whole lot of people drive by the end of the street to notice a little black and white sign. The immediate neighbors were too busy with work or babysitting or whatever, anyway it's not their job to spread the word.

If you're concerned about intrusive architecture, now there are condos planned for the top of that bluff that are barreling through. Send me your e-mail if you want to get involved.

As for unusual architecture, how about a translucent plastic structure in the shape of a boat? That's what's on track for the Scottish Pike park. I can fax you the drawings if you'd like. I appreciate the rowers and I want to be supportive of their sport, but in my eyes that building is ugly. I try to remind myself that aesthetics is in the eyes of the beholder. I don't see the beauty in some of these art museums that acieve critical acclaim.

At least keep the names

At least keep the names straight.  As bizgirl has straight in her original post, Cityview at Riverwalk is NOT the project at the end of Scottish Pike, which I agree is ugly, out-of-scale, etc. etc.  (although I though Mamaw told me once she kind of liked it; maybe I misheard, or maybe Mamaw isn't who I think she is).

I can't remember the name of that project, but Cityview at Riverwalk is the John Gumpert development planned for the Glove Factory.  They're still shoving dirt around on that one.

Condos

I did say that I don't mind the RiverTowne too much and that I liked the arched stone parking level that was shown on the plans. I'm not sure that stonework ever got built, though. I don't care for the iron stair railings, but heck, I have iron porch railings so who am I to complain?

What I don't like is the density (and yes I did show up at the MPC meeting twice to complain, Joe) and the ginormous shotcrete "retaining wall". But I might not have to look at that retaining wall for too long if we get a good rain.

Nope, those proposed stone arches that evoked the feeling of the hotel in Newport have fallen by the wayside. By that I mean they never were built, not that they fell into the river or anything.
